Intech secured the project through a Competitive Tender process after being peripherally involved in the initial design and scope process.

Project Details

The building is a brand new block located adjacent to the main campus and comprises of classrooms and a library.

The Mechanical Plant comprises of a VRF System providing conditioned air to most of the spaces with automatically operated ventilation to the atrium space. Low temperature Hot water is provided by a Heat Pump and associated buffer vessel and ancillaries to feed the radiator circuits and a series of smart temperature/CO2 sensors control zonal heating and cooling (Via the VRF and local radiators). Fresh air is provided by a packaged AHU to the main areas and an MVHR to the Toilets.

The whole of the system is controlled by a new Trend BMS from a single control panel with high level interfaces to packaged plant, VRF and Meters.

The new controls have been added to the existing Trend IQVision Supervisor with additional Graphics and fully engineered user interfaces.

Key Deliverables

The first deliverable was a draft O&M document from which the detailed design could be developed.

A particular aspect of this project was the volatile nature of the scope of works which was subject to numerous changes during the course of the project. It was therefore incumbent upon Intech to provide the expertise and engineering knowhow to ensure that the systems would operate correctly and to the requirements of both the Client and the Consultant. We therefore worked closely with all parties to finally agree a defined Scope and were able to work to this.

Once Scope was approved then Panel design, approval and delivery were expedited promptly to maintain programme.

The College is due for completion June 2024 and installation works were completed ready for the end date.

Challenges

The Scope changes impacted on opportunities to be granted full approval of the BMS System design and it was felt that the best solution to finalise design was to have open discussions with all parties and agree a final scope. This allowed Intech to progress with the procurement of Panel and Controls in order to maintain progress.

In addition the building structure was affected by bad weather during late 2023 necessitating some removal of services in order that the carcass could dry out. Intech worked closely with the Main Contractor to facilitate a quick process whereby our installations could be removed and restored with the minimum of upheaval.

Wherever possible Intech worked with the site teams and developed a close relationship with the Main Contractor and M&E Contractor so that we could all work together in order to ensure the timely delivery of the Project regardless of the challenges that needed to be overcome.

Summary/Outcome

Due to the late issues with weather induced issues, our commissioning programme was set back as M&E Plant could not be operated. As is our usual methodology Intech produced all Software and Front End designs off site ready for Commissioning in order to reduce the site time and maintain programme as closely as possible.

As a result, the Project was completed within the revised deadlines and successfully demonstrated to the Client and Consultant. 

Due to the diligent work by Intech on this Project we have repeat business from our Client and remain the incumbent BMS Specialist at the College

M&E Contractor – Buckler Environmental Services Ltd

Project Details

An independent report established that the Central Plant (Chillers/Boilers/AHUs) was at end of life and a Zero/Low Carbon replacement was proposed comprising of Air Source Heat Pumps and VRF Systems throughout. Intech Controls worked closely with our Client who had secured the refurbishment works and associated M&E works involved.

Key Deliverables

As part of the Controls Package the initial design involved Intech providing the power to the multiple and varied outdoor units serving the VRF systems. After working closely with our Client it was considered to be more cost effective for them to provide Power and Intech to concentrate on what we are great at, namely the BMS Controls. In this instance due to the integration requirements of a packaged AHU, Panasonic VRF and Metering we decided to opt for the highly adaptable Tridium System with remote I/O and wireless networks to sensors in order to reduce downtime on trading floors.

Challenges

Keeping 5 Million visitors per year happy whilst refurbishing one of the most famous stores in the world will always be a challenge but the team worked brilliantly together to prioritise the customer experience whilst carrying out the essential works whilst the store remained open.

Summary/Outcome

The brief was to decarbonise the M&E plant at Hamleys famous Toy Shop. The Heat Pumps System, Packaged Plant and VRF system are now in place and monitored and controlled by the BMS. This is the first phase of many to head towards zero carbon whilst maintaining the integrity of a listed building and keeping valued customers happy. Intech look forward to being involved in the forthcoming improvement works now that the essentials are complete.

Intech Controls were employed directly by MARIS, the appointed fit-out design and delivery contractor, who specialise in creating modern, innovate and efficient workplace environments.  During the 40 week program, split across 3 phases, Intech Controls were tasked with providing a full turnkey upgrade solution of the obsolete Siemens BMS system, right through from design to project management, delivery, handover and system training for the client.

Opting for the latest Trend IQ4E controller platform, Intech designed and delivered a brand new Building Management System to provide sequenced control for the buildings’ boiler and chiller plant, along with control of the 4 primary Air Handling Units (AHU’s) that supply tempered fresh air to the 3 floors of Fan Coil Units (FCU’s).  By installing Variable Speed Drives (VSD’s) on all of the motors, including the AHU fans and main plant pump sets, coupled with an entirely new BMS software design, Intech were able to create a solution that not only manages comfort levels for the building occupants, but also ensures that energy use is optimised helping Ipsen to achieve their energy and sustainability targets.

As well as upgrading the main plant BMS panels at the site, Intech installed new Trend IQEco31 controllers on the 90 FCU’s split across 3 floors, with a new MSTP network allowing the FCU controllers to integrate seamlessly onto the core BMS network.  

Given the nature of the site, the building remained fully operational during the entire 40 week program which added a unique challenge to the delivery process.  Staff had to be moved around the building to allow for the FCU upgrades to take place, meaning that Intech had to work closely with Maris and their nominated mechanical contractor, Conditioned Environments, to meticulously plan the program from start to finish.  

By collaborating across the supply chain, the project was delivered with minimal impact to the client, on time and within budget.

Programme: February 2023 – November 2023

M&E Contractor: Dodd Group Southern

Project Details

The Project was the refurbishment of a 2 storey Secondary School for alternative provision based in London. The project was undertaken in 2 phases whilst the School was in operation. The mechanical works involved the addition of a new Panel in the Boiler Plantroom to accommodate the extra Heating Plant requirements. This panel was integrated with the existing recently installed Trend Panel so that additional Boilers could be sequenced and existing heating circuits maintained. Hot water is provided by means of 2 No storage calorifiers with backup heating via electric immersion heaters

A second Panel located in the Tank Room provides control of the Ventilation and cold water plant with assisted ventilation to the facility being provided by MVHRs and speed controlled fans to the two main halls controlled via temperature/CO2 sensors.

A comprehensive metering system connected to the BMS allows data transfer of the Building utilities consumption to the standard DoE iServe System. The installed BMS is Trend, utilizing the latest IQ4 Controllers and other data acquisition devices.

Key Deliverables

As is the norm with fast track projects, the timely procurement of a full design package for approval was paramount to ensure delivery of the Project.

As usual Intech’s Design Team rose to the occasion with a full suite of Technical Submissions being prepared and submitted well ahead of programme for comment by the Client’s representatives and the design was approved with minimal comments.

Challenges

The main challenge was to maintain the existing system in operation as the new Controls were being installed. A phased changeover was implemented with integration of new and existing BMS Systems undertaken seamlessly and with no downtime or affect to the School operations. This was achieved by Intech’s meticulous planning of the engineering and approach to the changeover of the systems.

Summary/Outcome

Intech delivered a successful Project that has increased the School capacity from 35 to 100 in this specialised educational facility. An excellent BREEAM rating has been achieved and ongoing energy consumption is being constantly monitored and compared by the iServe system which imports data from the new BMS whilst superior comfort and air quality is maintained by the BMS System.

Programme: August 2021 – March 2022

Project Details

The Medical Centre is a fully equipped facility with 2 Operating Theatres, MRI suite, Consulting Rooms, Treatment Rooms and Physio with the complex associated M&E Plant serving these areas.

Intech provided 7 No Control Panels serving Ventilation AHUs, Boiler Plant, Chiller Plant and all associated peripheral plant such as monitoring of medical gasses, interfaces with Surgeons Panels, supply of local control panels and interfaces to fire alarms. The entire scheme was designed to incorporate the latest hospital HTM3 standards. Intech also completed the full Controls Electrical Installation of the BMS System, both Power and Controls from the MCCs including containment within the Plantroom areas.

A fully engineered Trend IQVision graphical based user interface was engineered and installed for the system with off site monitoring capability.

Key Deliverables

Due to the fast track nature of the Project, Intech decided to plan the delivery of the job in such a way that minimised risk to programme whilst allowing sufficient time to install the system on site. To this end initial focus was on getting the design absolutely right and approved before manufacture of Panels and procurement of equipment. The O&M and Panel drawings were made priority.

Once approvals were granted and panel production in progress, the Electrical Containment was installed in readiness for the Panels to be delivered. Further design and software development activities were carried out off site and tested prior to commissioning.

Challenges

The tight Programme meant that there were issues with Mechanical Plant deliveries (Due to long lead times) leading to issues with BMS installation and final connections. There were also design Co-Ordination issues with the interfaces between the Surgeon’s Panels and the BMS due to the complex nature of the two systems and the integrated operation of Surgeons system and BMS.

In all cases where there were design questions or issues with the Programme, Intech resolved these with constructive on-site meetings with all trades, the Consultant and the Client. As a result, all teams worked well together in a pro-active manner to get the job done. At all times Intech had a dedicated Projects and Engineering team focussing on the Project to ensure that all issues were resolved quickly and without impact on the Project timescales.

The final stage of the Project is Commissioning and the timescales to complete this were truncated as a result of the programme constraints. In order to mitigate this, Intech completed all of the Controls Software and Front End Engineering off site in readiness for final commissioning. 

Our Commissioning team worked with our installation team to point to point check all of the wiring prior to final commissioning.

Due to the pre-testing and offsite software development, Intech were able to complete the Commissioning process in time for Handover and to the satisfaction of the Consultant and Client.

Summary/Outcome

Intech worked hard as a team with all of the Trades on site to be able to complete this Project on time and to Budget. Without this team effort between Trades there would have almost certainly have been problems with delivery of the Project and as a result Intech will be involved with future Projects of this nature on behalf of the Client, as will other relevant M&E Trades.

The Project was delivered on time and the Hospital opened its doors for staff training as required in March 2022. Fine tuning of the BMS was carried out at this time and the Hospital became fully functional to Patients as expected with no teething problems.

During the installation process, all Variations to the Contract were noted and detailed to the Client and costed accordingly although these were kept to a minimum due to the vigorous initial Engineering processes.

Customer satisfaction is a main KPI for Intech and we are proud to say that this Project was delivered to the highest standards and exceeded the expectations of the Client, especially due to some of the initial design and delivery hurdles that were faced.

Challenges

Located in the heart of Chelsea Harbour, this high rise ultra high end penthouse presented unique challenges. Using our expertise and wide ranging skillset, Intech Controls succesfully delivered the project on time, on budget and at the high level of quality that has become expected of us.

The project required control and integration of the entire M&E infastructure, including VRF AC, Electric & Wet Underfloor Heating Systems, and the embedded Crestron AV system.

With a demanding client and a scrupulous architect, this system had to be highly effective yet invisible. Space was tight and with no storage on site huge collaboration efforts between contractors was necessary in order to deliver materials and equipment to the 35th Floor of the building in a timely manner.

A seamless, integrated control system providing an easy user experience.

Solutions

Intech Controls delivered this project making use of the latest Trend IQ4E range of controllers, distributed BACnet I/O and a beautiful 21” touchscreen running Trend IQVision with bespoke graphics providing the GUI for the occupants.

Although the system is monitored remotely, the occupants do not have the technical knowledge to operate a detailed BMS and therefore a unique touchscreen GUI was developed in house, providing simple, easy to use graphical interfaces with all of the equipment connected to the BMS.

Using our in house integration experience, all M&E systems were brought together into one easy to operate system, including Heatmiser UFH (Modbus), Daikin AC (BACnet), and the Crestron AV system. The system is fully UPS backed, and can operate for up to 4 hours with no mains power.

110 High Holborn is a multi-tenanted building with a distinctive glass frontage, provides contemporary office space with lots of natural light, over 1st to 8th floors.  110 High Holborn is located in a prominent position on the north side of High Holborn spanning across the junction with Procter Street. The location benefits from access to both the Central and Northern lines and will have access to Crossrail when complete.

Intech Controls were employed directly by Collins Construction, the appointed main contractor and did in fact work directly for Collins on this project. Collins Construction aims to create the perfect workspace. They deliver high quality fit outs & refurbishments within the healthcare, workplace, retail, leisure and education sectors, which exceed expectations through perseverance and the experience of their motivated, flexible and focused teams.

During the 16 week program, Intech Controls were tasked with providing a full turnkey upgrade solution from the existing chilled beams to fan coil units, right through from design to project management, delivery, handover and system training for the client.

Opting for the latest Trend IQeco fan coil controllers, Intech designed and delivered a brand new Building Management System for control of 137 Quartz fan coil units across floors 2, 3 and 4.

The landlord system is also Trend and the schematic pages were integrated into the existing BMS head end / supervisor which is currently Trend IQVision. Form 1 type panels were installed in the risers and a panel mounted 15” Vorex touch screen display allows engineering access to the BMS from the riser cupboard.

Given the nature of the site, the building remained fully operational during the entire 16 week program which added a unique challenge to the delivery process.
